SUPERFICIE, i.e. SURFACE, can be either REAL or COMMERCIAL; attention has to be paid to this distinction.

REAL SURFACE is a walkable surface.

COMMERCIAL SURFACE is a conventional surface which includes all the shared (covered) areas of a building (balconies, garages, areas where heating systems are installed), calculated in proportion.
